Beverly Hills was among the first retirement-oriented planned communities in Central Florida, built by Kellner's Rolling Oaks Corporation, which owned most of the non-residential property including a lumberyard and a concrete plant nearby. It grew from about 20 homes in the spring of 1962 to roughly 400 by the end of 1965, and to 4,500 residents in 2,200 homes by 1972. That is a decade of construction on a uniform plan, and the landscape trees went in with the houses. Six decades on, that produces a very particular pattern: same species, same planting era, same lot geometry, all reaching the end of their useful structural life within a few years of each other. When one goes over in a storm, the neighbours often find they have the same problem. The lot layout compounds it.
